John Phelps buys 50 acres from Isaac Linder
This Indenture made this 19th day of February in the year of our Lord one thousand eight hundred & nine between Isaac Linder & his wife Hannah of the County ____ , _____, _____, [blank spaces left] of Washington State of Virginia of the one part and John Phelps of the County and state above named of the other part. Witnesseth that the said Isaac Linder & his wife Hannah for and in consideration of the just & full sum of three hundred & thirty three dollars & thirty three cents, to him in hand paid the said Isaac Linder & Hannah his wife doth bargain & sell unto the said John Phelps & to his heirs one certain tract or parcel of Land lying & being in the County & state aforesaid lying on both sides of little Mocason Creek containing fifty acres be the same more or less & bounded as follows to wit: Beginning at a poplar & sugar tree above a large spring on the end of a ridge thence running South 48 degrees West 112 poles crossing two branches to four poplar from one xxx thence south 26 poles to a sugar tree thence S 2 degrees W 60 poles crossing little Mocason Creek to a buckeye & small sugar tree thence N84 degrees E24 poles down a hill thence N11 E200 poles crossing said Creek to the Beginning together with its appurtenances to have & to hold the said tract or parcel of land with its appurtenances unto the said John Phelps and his heirs to the sole use and belonging of him the said John Phelps & to his heirs forever & the said Isaac Linder and Hanna his wife for themselves and for their heirs Doth covenant with the said John Phelps & his heirs that the said Isaac Linder & Hanna his wife & their heirs the said tract or parcel of Land with all its appurtenances unto the said John Phelps & his heirs against the Claims of all persons whosoever shall warrant & will forever defend. In Witness whereof the said the Isaac Linder & Hannah his wife has hereunto set their hands & seals the day & year above written. Signed, sealed & delivered.

& sale was acknowledged in County by the above named Isaac Linder &
Hannah his wife she having been first privily examined as the law directs and
ordered to be recorded.

[This deed clearly can’t be for the John Phelps who was Ida Phelps Branch’s father as he would have been only 8 ½ years old at this time.]
