John Phelps buys 25 acres from Henry & Boggs
This Indenture made the 16th day of August in the year of our Lord one thousand eight hundred and thirty between Alexander Henry of the City of Philadelphia and James Boggs of the City of New York, by David Campbell their attorney in fact, who acts by letter of attorney bearing date the first day of September 1808 and of records in Washington County Court, of the one part and John Phelps of the other part. Witnesseth that the said Alexander Henry and James Boggs for & in consideration of the sum of one dollar to them in hand paid do bargain and sell unto the said John Phelps and his heirs a certain tract or parcel of land containing about twenty five acres lying and being in the County of Washington on the waters of the North Fork of Holstein [sic] River being part of a larger tract containing 23755 granted by the Commonwealth of Virginia unto John Fleming by Patent bearing date the ninth day of January 1796 and sold & conveyed by the said John Fleming to the said Alexander Henry and James Boggs by Indenture of bargain and sale bearing date the 18th day of June 1796 and of record also in the said County Court of Washington, and bounded as follows, to wit: Beginning at three poplars corner of the land on which John Phelps now lives, thence to the line of the big survey thence down the creek to the land where Phelps lives this piece lying between the lines of Phelps land and Mill land and on both sides of the Russell road, with all its appurtenances. To Have and To Hold the said tract or parcel of Land with all its appurtenances unto the said John Phelps and his heirs forever, and the said Alexander Henry and James Boggs, by David Campbell their attorney in fact, for themselves and their heirs do covenant with the said John Phelps and his heirs that they the said Alexander Henry and James Boggs the said tract or parcel of land with all its appurtenances unto the said John Phelps and his heirs against the claims or demands of them the said Alexander Henry and James Boggs and their heirs and all persons claiming under them or either of them shall warrant and will forever defend. In witness whereof the said Alexander Henry and James Boggs by David Campbell their attorney in fact have hereunto subscribed their names & affixed their seals the day and year first above written.

This Indenture of bargain and sale between Alexander Henry and James
Boggs of the one part and John Phelps of the other part was acknowledged in
court by David Campbell attorney in fact for the said Boggs & Henry as their
act and deed and ordered to be recorded.
