John Phelps buys 176 acres from Wm. Y. C. White and Margaret J. White
This Deed made the eight day of January in the year of our Lord one thousand
eight hundred and seventy two between Wm Y C white and Margaret J. White his
wife of the first part and John Phelps of the other part.
Witnesseth, that in consideration of the sum eighty six dollars twenty
seven cents, the receipt of which is hereby acknowledged the said parties of the
first part doth grant unto the said John Phelps a certain boundary of land lying
on the South side of Cinch Mountain being part of a tract sold by said White to
Mann and Smith and bounded as follows supposed to contain one hundred and
seventy six acres and thirty four poles more or less.
Beginning at a stake in the poor Valley Road and corner to Alex
Nunley’s land thence with his line N 4 ½ E80 poles to a Spanish oak and pond
[or point?] on the spur of the mountain N5 W17 poles to pointers near a chestnut
marker as a ??? on a line of Hardy Lilly’s thence with his line S84 W112 poles
to a clift opposite Wm Combs thence along the clift with C. J. Cummings line S2
W23 poles to a corner to land belonging to Chas. Mann’s estate thence with the
lines of the same S87 ¼ E75 poles to two black oak stumps S71 ½ E14 ½ poles
to a small black walnut thence S82 ½ E36 ½ poles to the beginning, this deed
was made by the execution [sanction?] of L. C. Cummings who sold it to Phelps
and the said Wm Y C White and Margaret J White his wife covenant with the said
John Phelps, that they will warrant generally the land hereby conveyed. Witness the following signatures and seals.

I Leander Bough a Notary Public for the County and State aforesaid do hereby certify that Wm. Y. C. White and Margaret J. White his wife parties to the within deed bearing date 8th January 1872 acknowledged the same before me. Margaret J. White having been first examined privily and apart from her husband and having the same fully explained to her noted that she had willingly signed it and wished not to retract it. Given under my hand this 15th day of January 1872.

[Note that it is not known whether this John Phelps is the one who was the father of Ida Frances Phelps Branch. But the land is in the same section where he lived and he did parcel out a lot of land to his children when he died some 14 years after this purchase date.]
