John Phelps gives a parcel of land to daughter Evangeline Davis as a gift
This Deed or indenture made and entered into this 22nd day of Aug. 1885 Between John Phelps of the first part of the County of Washington and State of Virginia and V. B. Davis of the second part of the County and State aforesaid. Witnesseth that for and in consideration of esteem and affection as my Daughter, I do hereby Deed bargain and convey unto the said V. B. Davis a certain tract or parcel of land lying and being in little Moccasin Gap in the County and State aforesaid. Bounded as follows: beginning on wild cherry Myra P. Phelps line running up the fence to an apple tree with Ida Branchs line, thence with W. R. Phelps line and with fence to a stake near a large apple tree thence down the fence to a hickory and walnut thence up the hollow to James Phelps line thence with said line to Lillys thence with said line to the corner on the hill Phelps doth hereby warrant generally the land hereby conveyed reserving to himself the right to receive one third of the grain raised on said land during his life and the said V. B. Davis is to pay said John Phelps one third of the grain on said land during said Phelps natural life. In testimony whereof I hereunto affix the following signature and seal this Aug. 22nd 1885.

I Thos. R. Hines a Justice for the County and in the State aforesaid do hereby certify that John Phelps whose name is signed to the writing hereto annexed bearing date on the 22nd day Aug 1885 and has acknowledged the same before me in my County aforesaid. Given under my hand this Aug. 22nd 1885.

Virginia: In the Clerks Office of the County court of Washington County the 24th day of August 1885. The foregoing Deed was delivered to the Clerk of the County Court aforesaid on the day above mentioned and admitted to record.
