A. A. and Ida F. Branch sell their land to John J. Scott, Jr. 

This deed made the 2nd day of April 1889 between A. A. Branch and Ida F. his wife of the first part and John J. Scott jr. of the second part all of the county of Washington state of Va.  Witnesseth that for and the consideration of the sum of three hundred and twenty five dollars the receipt of which is hereby acknowledged the parties of the first part doth grant and convey unto the second part a certain tract or lot of land lying and being in little Moccasin Gap in the county of Washington state of Va. Their entire interest in the following boundary of land willed to them by John Phelps, Sr. Decd.  The will of which is recorded in the county court clerk’s office of Washington Co, Va. And bounded as follows to wit:  Beginning at a wild cherry on Myra F. Phelps’ line and with said line to the branch, thence with Martha W. Martin’s line to four poplars, on James Phelps line to the division line, made by J. J. Scott Jr. and A. A. Branch thence with the division line to an ash corner to James Phelps thence with said Phelps’ line to William Phelps’ line thence with said line to an apple tree on a ridge corner to William Phelps thence with said line to Evangeline Davis corner, an apple tree, Thence with said Mrs. Davis line to the beginning, supposed to contain twelve acres more or less parties of the first part covenant that they warrant generally the land hereby conveyed.  Witness the following signatures and seals.

            I L. H. Counts a Notary Public for and in the County aforesaid do hereby certify that A. A. Branch and Ida F. his wife whose names are signed to the within writing bearing date on the 2nd day of April 1889 this day personally appeared before me in my county and acknowledged the same to be their act and deed and do not wish to retract it given under my hand this 2nd day of April 1889.
